b.xox - Considering The Hotel

I have the good fortune of talking to a 8-hotel owner in white land. He has given me many hours of joy. I am indebted.

Owning a hotel is a sexy idea. So is owning a police station. I am actually tempted to buy a former police station just to show off. Well ... another cute story for another time.

Let's begin the analysis (I am against it, it is too high a capital as well it wouldn't last - Hilton was sold and many others):
  • Large capital outlay - Comparing to other property types, each hotel room is expensive to build and own. I am actually sucker for land size. So, a hotel is densely geared, i.e., it has a dense plot ratio compared to other property type. I don't like this because it leaves no quarters to move, i.e., it has already reached its maximum plot ratio usage. The land use is maximum and further improvement is limited. There is no more leeway.
  • High manpower needs - Over time, the staff needed to run the hotel is so expensive that a slight mistake would cost the hotel a fortune.
  • High plot density - As discussed already with high capital cost. Never invest in maximum cost item. It would clearly return a negative when the economy dives.
  • Ultra high land cost - If there is no traffic, no hotel would be built. If there is, then the land cost kills.
  • Expensive complimentary services - Some complimentary services are needed to compete for guests. They involve good restaurants, shopping malls, banks and limousine service. In some part, gal services such as pubs and clubs are a must-have. 
In conclusion, of course you may conclude otherwise, it doesn't matter, I just wish you good luck, I am still a sucker for land as first priority, followed by low plot ratio property, followed by property with an attached business. It proved that I am weary of businesses that involved too many manpower needs. I don't trust human in general. They proved problematic when the business improves. They are okay if the business is bad but who likes the business to be continuously bad? Crazy.

b.Who Would Hear Me Cry?

I had failed in business before. It was a truly painful experience. It took me many years to recover.

Now I see my business development in a much clearer light.

When the business is small, it will have small problems. But each small problem can kill any progress. Luckily these problems are small in nature. As long as I am careful not to over-stretch my reach, these problems will always go away when I have given them enough rubbing. The small business will survive somehow.

I don't have a chance to operate a large business. What I know are normally read from the media and from the business operators in my transactions. Recently I noticed many large companies are selling their buildings to shore up their books. They even agreed with the reit buyers that they would rent back their buildings at 7% p.a. in rental returns for the next 15-20 years. On top of that, these businesses even guaranteed their buildings to be fully tenanted. Why such poor terms?

[These business owners are fucking dumb. At 7% p.a. rental, at exactly 14 years, the reit owner would have gotten back his cash purchase 100%. The reit owner needn't  worry as the building is normally very purposed built for the current incumbent. The fucking business got nowhere to go! 

This simply means the business cost is still high, if not, higher than before.]

Based on normal business development, it is usual for the successful company to buy up their own pad to operate their business. This will ensure that the cost of operating from the production premises to be fixed and not keep adjusting through the years by their greedy landlord.

Unfortunately in certain fucken little island, such a purchase decision is bad. The premise would normally go for very high price, i.e., the instalment payment is way more expensive compared to pure rental. Nonetheless, since the company is successful, such a purchase decision is very sound. Given the current healthy cashflow, the bank is also very supportive. A purchase is then made.

Unknown to the business owner, all businesses go in cycle, i.e., boom and bang. In harder times, the business owner got no choice but to release the property again into the market. He simply can't afford to pay the super high instalment due to poor business cashflow. The market is bad. The reit vultures swoon in for the kill. They create very bad terms for the property purchase, i.e., low selling price and very high rental per month for very long period. Soon after, the business still goes belly-up due to ever increasing operating costs.

The big countries did it right. They move on to cheaper countries for their production and business.

This is very sad. Many of such big businesses were so sexy and suave that I can't even talk to their ceos. They stopped treating me as a friend. They were so high up there.

Well. Big business means big problems. One small wrong move, the banks would still bankrupt the business owner, as the bank wouldn't lend any money unless it is personally guaranteed by the business owner himself.

I don't have tears for these business owners. I was never treated well by any one of them anyway. It is fun to see them boomed and banged within one life-cycle. Small people small joy. Big people big bang. I had always chose to be a small person.

My father is damn good. He always advocate cash. Now I truly learned his value. Love him deep deep.

  • Sheep -
    • It takes about 1/4 to 1/2 acre of good grass, 500-900 pounds of hay, and 100 pounds of grain to support one sheep for a year. (A ewe's annual wool yield—around eight or nine pounds—will probably bring in enough cash to pay her grain "bills.") Hence, its profit must come from selling their offsprings.
    • First, I don't think most homesteader shepherds can compete with the "Big Business" sheep-raising operations. Face it, all the fellow with 30,000 to 50,000 head of sheep has to do is clear $1.00 per head to make a very nice annual profit. If "Shepherd Sam" gets the same income rate on his own farmstead-sized herd, he may only make 50 bucks!
  • Alpaca
    •  You need five acres to support 20 alpacas. The good news: they create a communal dung pile, so sanitation efforts are concentrated. 
    • Alpaca profits today lie in breeding (very similar to sheep). Investors who want a quick return buy a pregnant female for $20,000, then sell her baby for $10,000 to other newcomers to the industry. Those building more slowly hold female babies until they, too, are pregnant and worth their initial purchase price. The return on investment ranges from Stewart's 50 percent annually to 10 percent for those unfortunates with scrubby stock. 
    • All this breeding is leading toward a fleece market -- but not for 20 to 40 years, Stewart estimates. As secretary of the Alpaca Owners and Breeders Association, he points to literature claiming ranchers sell their fleece to artisans for $2 to $4 an ounce. Fiber thickness counts also influence price: get it too coarse and the price starts to slide. Shared shearing times flood this tiny market, driving the price down. Some alpaca farmers work around this by spinning their own fibers, knitting the sweaters and marketing the apparel on the Internet. "Part of it is luck, and the other part is we treat it as a business that takes work. You don't get rich quick on a legitimate business enterprise.
  • Chicken -
    • An animal rights organization is urging to take a firm stand against what it calls “shocking animal cruelty” captured on a graphic video it says was taken at two chicken farms. The hidden-camera video shows hens crowded in battery cages, and chicks being violently smashed by workers and thrown into garbage bags. “They’re so crammed inside those cages they can’t spread their wings, they can’t walk, they can’t turn around, they can’t engage in any of their natural behaviour,” said the whistle blower. “They spend one year of their miserable life in there, basically producing eggs and after that time period, they’re considered spent by the industry because their productivity is declined, and then they’re slaughtered.”
    • Chicken farming requires loads of capital to start. The land size is small, so not an issue. I am not into heavy capitalization. Most heavy capitalization projects always fail on me.
  • Turkey -
    • In factory farming, each turkey receives less than three square feet. After they hatch, turkeys have the ends of their beaks cut off to prevent them from attacking each other in their crowded, unnatural conditions. No anesthesia or painkiller is used. This process, which is known as “debeaking”, has been compared to having your lips or the ends of your fingers cut off, and deprives the birds of one of their most important sources of sensory input. A debeaked bird cannot eat properly or explore her environment fully, nor can she preen herself or her flockmates. She may also experience acute and chronic pain in her beak, head, and face.
    • Debeaking is only one of the mutilations performed on turkeys. They also have their toes cut off; when they are one-day old, a pair of "five-inch surgical shears" is used to clip off "the tip of the toe...including all of the toenail." The snood--the colourful, fleshy appendage that hangs over a turkey's beak--is also cut off, often with no more than a pair of scissors. Like debeaking, all of these tasks are performed without anesthesia, and they appear to result in acute and chronic pain. Dozens of turkey chicks in a rotating debeaking machine. Turkey hatchlings are debeaked without painkillers. 
    • Turkeys in modern factory farms have been genetically engineered and pumped with antibiotics; as a result they grow much faster than ever before. For example, in the 1960's, it took a turkey 32 weeks to reach slaughter size, but now it takes only 13-16 weeks.
    • Like chicken farming, the capital requirement is great.
  • Hog -
    • As to how much land for a pig, we currently have about 200 pigs of varying ages on about 10 acres divided into paddocks. 
    • Still, he’s worried about their future. In his forty years of raising hogs, Vincent said he’s never seen the swine industry struggle as much as it has the last few years. “I have never experienced a more difficult period [for producing pork] than the period we’re living right now,” he said. It’s tough times for the hog industry. Since five years ago, producers and processors have been seeing red as grain prices soar, hog prices fall.
    • Hog farming requires loads and loads of capital to start. The land need is small. So better don't play this game.
  • Cattle -
    • Where I live in Ireland, many farmers are part-time farmers, with a regular day job, and cattle can be managed in the morning and evening. We estimate one livestock unit (1 cow or 1.5 sheep) per acre. We have good grass. Places with poorer grass need many more acres, which is why Australian farms are so huge. They have very poor soil with poor grass. the size of the average US producer (is) 32 cows. Profits are not always made every year. The land requirement is huge.
    • Running expenses are very high. 
  • Horse -
    • It was much like any other horse sale, said an auctioneer; chatty farmers and ranchers packed the bright blue stands to watch about 60 horses be led across a thick sawdust floor to be sold to the highest bidder. Sales in the small auction house are much as they’ve always been. Cowboy hats are still a common sight and a good market is half social event, half business. The only thing that’s changed is the price. These days, the only people making a profit seem to be the line cooks handing out fried foods at the concession stand. 
    • “It was a good night,” the auctioneer said after the crowd had left. “But it’s like pulling teeth trying to get someone to bid.” Of the five dozen horses that went up for auction, the auctioneer predicted about 50 were sold for meat. And not for much, even at that. “It was definitely lower. The prices were 20 cents a pound lower than a month ago.” That’s another bad week, and the horse breeders have had plenty. 
    • As Europe reels at growing tales of equine meatballs and mislabeled lasagna — on Friday, Britain’s food regulator said testing had found horsemeat in ground beef at Taco Bell outlets — ranchers here are dealing with an entirely different disaster. The two local horsemeat processing plants have all but shut operations – a slowdown that’s expected to last until next week, at least. While distributors across the Atlantic struggle to get to the heart of the tainted meat scandal, the demand for horse flesh has dropped off. Few seem interested in buying the stock of lean, rich horsemeat.
    • An average of between 1 and 3 acres of land per horse. The land need is very high.
  • Deer -
    • We became deer farmers because of our interest and obvious appreciation of the animal. For us, whitetail deer are an enigma and an enjoyment to farm. They are low maintenance, and require less labour and feed than the traditional cattle herd. 
    • Pastures can normally carry 6-8 mature does and their offspring for each beef cow/calf pair. They are browsers, not grazers, and their feed consumption decreases in winter months. They are hardy, intelligent and adaptable to our weather. They are highly productive and generally have twins and often triplets, making deer a good investment with an above-average rate of return. This investment can be maintained on less acreage and poor quality land unsuitable for other types of farming. 
    • Money can be made in this industry. Good! Finally, a section of agriculture that can be self-sustaining, that may see some profit in a well-run farming operation. Is there money to be made in cattle? You bet, in a well-run farming operation. In any one province which is facing farm crisis, the economic benefits of diversification are a necessary and valuable source of salvation for the family farm. 
    • A fallow deer doe-fawn unit requires approximately 0.4 acres of good quality pasture. The land need is not too bad.
    • This is my favourite. Even if it doesn't turn a profit. I have already ear-marked this business-type.
  • Bee -
    • Beekeepers are troubled by the silence. The familiar summertime buzz of bees hovering over the lush cherry blossom trees is noticeably absent. The flowers sit untouched. "This is extremely unusual for this being a bee farm, there are no bees here. This is really sad." This increasingly familiar scene, which is playing out across North America and Europe, worries beekeepers, farmers and scientists who have been tracking the collapse of honeybee colonies over the past decade. Another bad year for honey bees as EU pushes through restrictions to protect bees. In the process, two main camps have emerged, vigorously debating the root causes of the decline. A debate rages over whether the death of many honey bees in recent years is the result of a mite infestation or pesticide use. Some scientists and insecticide companies suggest the bees are being overrun by an infestation of mites, while other observers suggest seeds coated with neonicotinoid insecticide – or "neonics" – are to blame. It's a puzzle with huge implications. Bees and other pollinators are responsible for ensuring most fruit and vegetable crops around the world mature into food. Most sources suggest about one-third of the food we eat is reliant on pollinators, and Bloomberg Business Week estimates bee pollination affects "$200 billion worth of crops annually." 
    • The land need is very small, but you need a huge farm land  to prevent neighbours from complaining about the bees.
    • The capital cost is very low, apply this business-type with other large land needs.
  • Log -
    • Growing trees for profit is an ideal part-time or full-time business for anyone who enjoys being outdoors and working with plants. Trees are a valuable and renewable resource that can be grown in a tiny backyard or on a 100 acre tree farm. The most profitable trees for most small growers are those in demand by buyers, are reasonably easy to grow, and bring above-average prices when sold. Unlike traditional trees sold for saw logs and pulp, high-value trees are sold at retail prices to homeowners and landscapers, hobbyists who use the wood or tree shoots to make everything from baskets to guitar backs, or trees planted for their valuable fruits and nuts.
    • Sorry is the rude word. It takes at least 40 years to grow a tree for sale. The capital investment cost is extremely low, but you might not have the life-time to earn it. You just need to buy the land.
    •  You may plant up to 1,800-2,500 per 100 acres.
    • This is a good generations game. Do check out the government-of-the-day's interest. They might cut you off on the farm land ownership. So do exercise great caution.
  • Fruit/Nut -
    • A few years ago, Bill Lancaster bought six acres of sagebrush and rocks in eastern Washington state with the idea of creating a natural grove of nut trees. “They told me I was crazy to try to grow nut trees here,” he said. But now his neighbours are buying nut trees from him! His 4 acre grove of trees resembles a natural forest. Walnuts and Chinese Chestnuts, planted on a 60 foot spacing, form the upper story of the grove. Filberts, which grow well in partial shade, fill in the 20 foot high lower story. There are also peach, plum and pear trees planted in the sunny corners and edges of the grove. Grape vines are trellised around the edge of the grove.Bees from his own hives do the pollinating, and peafowl patrol for insects in the grove. The grove is just reaching it’s prime, producing 8,000 pounds of nuts each year. But the nut and fruit tree grove is only part of Bill’s cash crop income. On the remaining 2 acres, he grows tree seedlings and grafted trees in a backyard nursery, his most profitable plants. His trees are such high quality, they are sold out for two years in advance. Bill says this grove could produce for another 50 years, with very little further work.
    • This is a good consideration. This is a low cost and low land need business-type. 
  • Crop - Crops require huge machinery and huge land need. So don't talk about turning in a profit, it will bankrupt you first through capital purchases. Unless you aim for specialist crops like some of the passion businesses discussed so far.
After a simple analysis of the business-types in farm land, notice everything also cannot do. This is the beauty of business-type exploration. Everything don't sound right. Everything don't sound possible. This is the exact dilemma that a person would face. Everywhere is road block, everywhere is impossible and non-profitable. This is exactly what the people already in the business-type would like you to believe that there is no way into their business-type. So be patient, 廟算 is your only chance to succeed.

Don't despair. Build your own reality. If you must cry, by all means be my guest. I cry loads too. There is no embarrassment. Just watch silly shows like 非诚勿扰 would immediately wake your fucking ideas up. There is no love without the dollar sign. Sad? I know. There is no true love, at least for me. The gals in 非诚勿扰 even suggested their bullshit of catching a 柔情铁汉 to depict a man who is very strong in making money but easy on the money for the damsel-in-distress. The gals simply thought that the 柔情铁汉 would fall for the dumb broads like them. LOL. I simply must watch the eventual "happy endings" of these gals after they have gotten hitched.

If you that good, the whites would be clamouring to work for you. The sound of pigeon English amongst the pure English accent is gold.

Sigh ... So many things happened over the past one year.
Same pen, different llama.
I asked the grand white chieftain for a piece of land. She replied how big do I want it? I replied in the humility. She snubbed me by saying the smallest they have for a horse ranch is 2,000 acres. Did I mention that I wish to keep horses? Sigh ... I only want to exact my dream a year ago for a llama farm. She then waved me on.

The beautiful thing is that the chieftains only want to maintain their stranglehold on their agricultural land. But, what can they do now against the yellowskin invasion and for how long? Farmers are now suffering from poor conditions and prices. Traditionally, the farmers are the worst treated ones amongst their kinship.

The grand chieftain has forgotten that I, the yellowskin, is not without help. My yellowskin partner-in-crime is a historian and a damn good one. He argued that about a hundred years ago, the whites were told to buy land at $5.00 per acre. Now the same land is worth about 85 times the original purchase price, making an internal rate of return to be 4.5%, i.e., if you buy a land and as long as it appreciates at say, 4.5% per year, you have no issue in buying it at a later date. You will still gain the same return. Therefore, put investment into businesses that give a better rate than 4.5%. You will accelerate against the growth rate of land prices. Buying the land later if you are a poor bastard. If not, buy as soon as possible, using cash.

I smiled.

She didn't know that another grand chieftain has loved me deep deep.

Ashley Madison adultery website sued by former employee

A dating website for married people who want to cheat on their spouses is being sued by a former employee who says she damaged her wrists typing up hundreds of fake profiles of sexy women. Doriana Silva is seeking $20 million from Ashley Madison for what she calls the company's "unjust enrichment" at her expense, plus another $1 million in punitive and general damages.

In her statement of claim, Silva — a Brazilian immigrant living in Toronto — says she was hired to help launch a Portuguese-language version of the site and promised a starting salary of $34,000 plus benefits. She was soon asked to create 1,000 "fake female profiles" meant to lure men to the new Brazilian Ashley Madison site — and given only three weeks to complete the work, the document alleges.

"The purpose of these profiles is to entice paying heterosexual male members to join and spend money on the website," it reads. "They do not belong to any genuine members of Ashley Madison — or any real human beings at all."

The allegations have not been proven in court and Ashley Madison has yet to file a statement of defence. The company, which describes itself as a dating service for married people, did not respond to requests for comment.

In her claim, Silva says she didn't question her assignment, and no one at the company suggested there was anything "unlawful or improper" about the alleged phoney profiles. In fact, she was led to believe "that doing so was some sort of a normal business practice in the industry," it says. Had she been aware of the "ethical and legal issues arising in relation to online fraud," Silva would have turned down the work, she alleges in the document.

Creating the profiles "required an enormous amount of keyboarding" and Silva developed severe pain in her wrists and forearms, the claim says. She alleges company brass ignored her complaints and her request for a wrist rest. The pain soon made it impossible for Silva to do her job and she has been unable to work since 2011, the document reads, adding she "remains seriously disabled in many if not all aspects of her life."

In her claim, Silva says the company has refused to grant her workers' compensation or insurance despite an earlier agreement she would be covered, and the costs of physiotherapy and other treatments are adding up.

"Doriana's injuries are permanent and her prognosis is uncertain," the document says.

The suit was filed last year but stalled while the company petitioned the court to strike references to "ethics" and "unethical practices" from the statement of claim. But a Superior Court judge found the references necessary to describe "the factual context in which the injuries were sustained," a decision that was upheld on appeal this month.

Silva's lawyer, Paul Dollak, said while compensation for personal injuries is usually calculated based on how much that person has suffered, his client is instead seeking a share of the money earned through the profiles she created.

On its website, Ashley Madison says it does not pre-screen members and can't "guarantee the authenticity of any profile," warning that "anyone who is able to commit identity theft can also falsify a dating profile."

AM is so hot recently. It definitely has gained lots of publicity without having to pay for it. AM will gain a little bit more money, but that's it. You can never base your business proposition through falsehood. You will fall flat on your own face. Business is not a joke. It cannot be taken lightly. Employ falsehood, every joker will tell on you once you show a little promise. These fuckens are too green with envy to let you have a fast ride.

Just read the claim statement, it was not crafted with compensating injury in mind, but to share in that profit margin. Crazy fucking bitch. She will fail in her attempt.

So to believe that being an immigrant is a poor thing. Think again. They will fuck you up good once you show any weakness. To prevent that, make sure you don't dabble in absolute illegality. Bordering illegality on the right side of the law is good, but never walk into the absolute dark side. You have too many enemies to start with.

When one is lonely, it is so easy to cry. Every little opportunity is an opportunity to cry. Facing the four walls and with the slightest sound, the walls will resonate non-stopped. Tonight is that night. So silent, so cold and so very alone. The throat tasted bitter and swollen.

Without fail, the past will just zipped by like an old, old worn movie. Repeating every scene of regret as if I had not been punished enough.

Vincent has accompanied me through some of darkest times in my life. The song (Starry Starry Night) sang by Don McLean on his behalf was and still is so apt for me:
I used not to understand why Vincent could cut his ear as if it was never a part of him. Now I understand. When life is so painful to continue living, even extreme physical pain is no longer as painful as the heart's pain. I was once like that and now I understand even more so. Whenever I think of her, I really don't mind cutting myself up and pay with my blood, if only I could turn the clock back and unblood my hands ...

I don't mind losing any gals in my life. Even if I had invested true feelings in them, I wouldn't even mind the numbing of the soul after that. But, gals are never merciful creatures. They will always seek to destroy the guy's total mind and soul to exact their price.

For this one gal in my life, it was amazing that for all the things I have done for her. She chose to take away my entire soul as payment. I didn't fail her in any aspect. We had afterall 一夜夫妻百日恩。Why the need to hurt some one you have loved so dearly once. Sigh ...

"This world was never meant for one

I don't know where is she now. I just hope that she is happy and find peace. So much blood ... Tonight allow me to drink to your health. I pray that the little one will too bless and love you always. After all, you were once a mother to him.

I wrote this essay is not to lay blame on anyone. I just wish that there was never blood in my hands ... I was never born ruthless ...

Be clearly aware of the stars and infinity on high. Then life seems almost enchanted after all.

It is good to love many things, for therein lies the true strength, and whosoever loves much performs much, and can accomplish much, and what is done in love is well done.

I dream my painting and I paint my dream.

There is nothing more truly artistic than to love people.

I don't know anything with certainty, but seeing the stars makes me dream.

I would rather die of passion than of boredom.

If you hear a voice within you say 'you cannot paint', then by all means paint and that voice will be silenced.

All right, then — even if that were absolutely true, then I should one day like to show by my work what such an eccentric, such a nobody, has in his heart. That is my ambition, based less on resentment than on love in spite of everything, based more on a feeling of serenity than on passion. Though I am often in the depths of misery, there is still calmness, pure harmony and music inside me. I see paintings or drawings in the poorest cottages, in the dirtiest corners. And my mind is driven towards these things with an irresistible momentum.

What would life be if we had no courage to attempt anything?

It is with the reading of books the same as with looking at pictures; one must, without doubt, without hesitations, with assurance, admire what is beautiful.

I try more and more to be myself, caring relatively little whether people approve or disapprove.

Great things are not done by impulse, but by a series of small things brought together.

At present I absolutely want to paint a starry sky. It often seems to me that night is still more richly coloured than the day; having hues of the most intense violets, blues and greens. If only you pay attention to it you will see that certain stars are lemon-yellow, others pink or a green, blue and forget-me-not brilliance. And without my expatiating on this theme it is obvious that putting little white dots on the blue-black is not enough to paint a starry sky.

Now you understand why Vincent is my true friend?

This is another sad and grey day for me. This guy was a foreign talent attracted to that fucken little island. He took a phd scholarship provided by that fucken varsity. He was given 3 years to complete with full pay and lodging. But, he took 5 years. The fucken varsity just simply refused to let him have the degree even though he worked day-and-night for it. In his desperation, he came to work for me part-time to make ends meet. The job was hard and lowly-paid. Yet, he didn't take it personally. He worked hard and I came to admire his work and decided to teach him a trick or two in his final doctoral thesis. He finally got through.

Over the years, we became friends.

This news is considered real bad because he and his wife are barely 35-40yo. He and his wife must be having a real bad deal in that fucken little island.

This guy I have considered as a rare asset to that fucken little island because he is honest, not like those others who came from the similar culture and background.

The stress that he and his wife encountered in that fucken little island must be so great that they don't even have time to properly rest and recover before the next day's work. Man truly knows no limit when it comes to ill-treating his own kind. Just recall what the Japanese did during world war II in South East Asia. Such enslavery could only be thought out by evil elites who know no morals.

I am glad I am no longer tricked by such glamourous falsehood.

ps:   I have no intention to curse that fucken little island all the time. I used to have an axe to grind and bitterness. Who doesn't after being forced off that fucken little island? Now, I don't do it anymore. Maybe I have gotten over that phase. Now, I have no more bitterness, but an overwhelming sadness to those who are still stuck in that fucken little island. They are still not too wise enough to quit while they still can.

b.xox - The Enslavement of a Young Pinoy

Just spoken to a 25yo pinoy. I hate pinoys. They cheat, they lie, they con, they steal and they do things that of a city scorn. Despicable and unforgivable. They infested the white land like the yellow locusts. Everywhere you see them setting self-interest-groups in oblivion of everyone else. I guess all of Indians must have hated all these intrusions into their quiet life. First, invaded and raped by the whites. Then, invaded and raped by the blacks, yellows and browns. Frankly I am no different. Awhile back, I suggested setting up the 四合园 to house our workers and sing only chinese songs. The chinamen were beaming with pride. They managed to talk non-stopped for half-a-day. Indeed I have made them dreamed a little away from their dreaded miseries for a short while.

He started work as a grocery store assistant immediately after his studies in white land. Back in his pinoyland, he is considered a rich family member. His migration slant was investment class. Over the years, his family lost it all. Currently, he has no skills.

Once he managed to get a job, he immediately applied for a car loan and bought himself a big, big white land car. He has to pay the car loan over the next 8 years. All these he claimed is to make his gf's family happy. He hoped to win the heart of the young gal and hoping to get married real soon. His gf now is a nurse, earning quite a sizable sum (nearly 3 times) as compared to his miserable minimum pay. He therefore needs to loan his way to her pussy.

He then explained his dream about starting a tourist agency and buying a big house in the heart of town in the coming few years.

I smiled.

He has caught the famous white land's dream. He was simply not happy with a 8-year car loan, he now wanted a 30-year house loan. By the time, he is out of it, he would be in his 50-60s. Another 30 more years, he would be a dead meat. If he is not careful and continues his white land's dream, he would buy a bigger house and be bonded till 75yo, leaving only another 15 more years before he closed shop at 90 years of age. If he has done it in a far away fucken little island, he would have banged his balls for achieving nothing as he is due to hand over the property for free just 9 years after he is declared a dead meat, making a ripe 99 years worth of slavery.

But, but, but ... Properties in white land are freehold. Wouldn't that make a difference? Always remember: The capital of Roman Empire was Rome. Look at Rome now, nowhere close to its former glory. 北京 (Beijing) was only a recent capital of the chinaman empires. Previously, the capital was in 洛陽 or even 開封. Look at 洛陽 and 開封, nowhere nearly as glorious. Therefore, if you stick to city purchases right from the word go, you are already made a slave - no more hope to fight the evil empire. How much do you think you can make by becoming a grocery store assistant (pinoy boy) or a nurse (pinoy gal) in a city setting where everything is made so expensive and unreasonable? You may make it big but you spend bigger. Then, where are your marbles at the end of this exercise?

I loved this enslavement, else I wouldn't be so at peace with my invasion plan of the land of crescent moon lake. Crimson queen just called me to bring me my much needed food supplies. She is proving to be a reliable ally in this game.

b.xox - The Curse of Expansion

xox - The City of Rats

No matter how good is your product, you can never stand alone and hope to make large sums of money; you will always be required to deal with big retail chains. They are your essential channels. Internet is only a good proxy and not fully capable of replacing physical brick-and-mortar.

Dealing with them is unfortunately very bad for health, you therefore need to arm yourself correctly when playing their game.

The following example is a typical one and the numbers are simplified to illustrate its principles.

Typical Example
A typical retail chain can have say, 10 branches. Its turnover for the year is $100 or $10 per branch. The retail chain unfortunately is rather stupid in decision-making. Why? Simple. As a retail chain, it is very pride-oriented. It always seeks to expand. When the retail chain tries to expand, it always makes very poor branch location decisions. Why? Again you asked. The said retail chain is never stupid, in fact, the retail chain is super cunning. But, the retail chain is always at the mercy with the landlords. If the retail chain finds a good branch location, so does the landlord, the landlord will exact very high rental, even if the landlord doesn't yet know, it will soon know within the next 5 years. The asshole landlord will raise rental of branch location once the retail chain starts to "sink-in" to the location and has built localized brand loyalty. When the rental is super high, there is no profit, may even be losses. The retail chain will always get stuck real quickly. The cycle is vicious. Due to this reason, no matter how clever the retail chain is in seeking out good branch location, the good decision will soon turn bad. This is the pre-condition for the retail chain's failure.

Turnover
Because of the above issue with the landlord and/or manpower costs, the retail chain will find itself having to pay, say $105 for the year's operations, i.e., 5% more than the sale turnover. The retail chain simply has to find this extra $5 ($105(expenses)-$100(sales)) to make ends meet.

Expansion
So the retail chain has to think of a clever method to solve this mis-step (usually caused by rental increases from the landlords or increased labour costs). Typically the suppliers of products to the retail chain give a discount of say 40% to the retail chain. Usually the retail chain will pay up after 6 months of sale. So in the example above, the suppliers would be owed about $60 out of the $100 sales turnover, i.e., 60% of $100. The retail chain would have made 40% of $100 = $40 gross. But, the retail chain year's expenses is say $45. There is therefore a shortfall of $5, i.e., $40(income)-$45(expenses).

The cunning retail chain then has no choice but to think of a way to con the suppliers and screw their asses. The retail chain then anyhow chooses a new branch location and does business. Now there are 11 branches in the retail chain. The suppliers are told to stock-up the new branch, but never get paid because of the super-delayed payment cycle. The new sales turnover is $110, i.e., $10x11 and the increased number of branches will need an increased expenses of say, $55. But, the retail chain don't have to pay the suppliers for another 6 months to a year. So the retail chain will only pay the older debts like $60. Thus, leaving $50 for expenses, i.e., $110(new turnover)-$60(old debts). But, the original expenses is only $45. So the retail chain still have $5 left, i.e., $50-$45, which the retail chain wrongly declared as profits. The retail chain is flush with cold, hard cash from sale over the next 6 months. The retail chain don't even bother to pay any suppliers just yet.

The Next Year
To keep up the charade, the retail chain will need to expand by another branch or two by the following year. As long as the retail chain keeps expanding (approximately 10% a year), the old debts are being honoured by the increased turnover. The retail chain will show no weakness.

No Such Thing as Free Lunch
There is always a physical limit to every market, one simply can't expand forever. There will come a day when the retail chain can't expand anymore without cannibalizing on older branches' revenue. When that time comes, the retail chain would be fucked good. So be careful and read their annual reports to find hints of slowing down. The retail chain will shut down given time (30-50 years). That's why there are no retail chains that survived 400 years. Just chew over this.

Fucken Little Island
Notice the similarity with a certain little island policy on population growth. It is no-different. In time, this cutey island will sink big time. So you better don't follow a sinking ship. They can declare all their needs, but, the failure follows just as sure as the sun rises from the east.

Solution
  1. When the retail chain grows and asking for more inventory to be placed at new stores, supply only what you can supply. Don't borrow from bank to increase the supply. Spread the inventory thinner if needed.
  2. With increased branches, the turnover will be bigger and faster. Use the additional income to pay for new inventory in cash terms.
  3. Diversify to other product range or another market.
  4. Vary the payment terms.
  5. Never try to be the biggest in the supply chain, the retail chain will first fuck you up good.
  6. Procure alternative income source.
  7. Invest in retail chain's enemy.
  8. Expand only in cash terms
A little exercise:
If we know that the retail chain is an asshole when it comes to repaying old supply invoices and the retail chain is not growing anymore, how do we overcome this short-coming?

If you have not read the all-important essay on Holocaust II - Dr Calhoun's experiment on humans. Please do. It will fill you in on the exact details.

... There was also “sexual deviance”. Dominant males became aggressive, some moving in groups, attacking females and the young. Mating behaviors were disrupted. Some became exclusively homosexual. Others became pansexual and hypersexual, attempting to mount any rat they encountered. Rats became hypersexual, pursuing females relentlessly even when not in heat. The mortality rate among females was extremely high. A large proportion of the population became bisexual, then increasingly homosexual, and finally asexual. ... Dr Calhoun clearly saw these rats and mice as models for man. Life in an unnatural urban environment of ever-increasing density could result in the complete devastation of humanity. He noted that even when population levels dropped and more space became available, the community never recovered. Even when healthy rodents are placed in the new environment, they never breed successfully again. ... The conclusions drawn from this experiment were that when all available space is taken and all social roles filled, competition and the stresses experienced by the individuals will result in a total breakdown in complex social behaviors, ultimately resulting in the demise of the population.

Previously I wrote about renewable resource. Only renewable resources are sustainable. So when one started to build a rat city like in that fucken little island. You would encounter a problem soon enough. How were you going to feed the populace? There was simply no farm resource. That's the reason why one needs to cry on TV to explain away his silly decision to break off from the union among friendly rats some 50 years earlier.

As time went by, the rat city became totally unstable. There were no means of the king rat that could quieten and feed the rats. So the king rat resorted to the idea of expansion. He suggested to the rats that they should give birth but not too many. For each increase in birth, there were added goods and services demanded. (I will explained its fallacy later.) In exchange they worked for MNCs to buy food and materials. All was well till the rats ran out of space and the MNCs like locusts moved on to greener and cheaper places.

Due to the lack of space and living in coffin holes (remember the bees), the rats refused to procreate. The birth rate dropped to 1.20. This was called, for the lack of a better term, the space stressor. The king rat then implemented the idea of foreign importation of fresh rats. The birth rate went back up towards 1.29, the king rat proudly proclaimed. To me, the explanation was simple: Due to the Calhoun's effect, the local rats had stopped procreation due to the space stressor. The imported fresh rats were healthy and had none of the space stressors, they procreated like nobody's business. Hence, briefly, pushed the birthrate index back higher. But, given time, the space stressor would once again set in on these newer rats and they too would stop procreating. These newer rats would behave exactly like the older rats. Greater, newer and fresher rats are more than ever needed. The cycle repeats. The problem would become extremely dire very rapidly, as the birthrate of 1.20-1.29 means for every new born, they will need to support 2 silver adults. This clearly is not sustainable. 

In the past, the rats in the rat city used to try to produce innovative goods, like the creative techie and the thumb drives. But that was in the past. At the present moment, the rats in the rat city produce nothing of originality, they only try to provide nondescript time units in services rendered. One should be able to deduce that a service engineer, lawyer or accountant is useless without the farm products.

The world is a very cunning place. You produced no goods of originality, you only have your nondescript service time units for sale. Your employers will only pay you pittance and only just enough for you to survive. If the entire rat city is on service terms, the whole rat city is being paid pittance. The whole rat city would under perform most of the time, i.e., the payment for each time unit is below food prices. Over time, the whole rat city has no choice but to cannibalize each other to survive. The king rat and his cronies would naturally have the advantage. The gini index just goes worse.

The king rat thinking that he is smartest among his rats would always come out with the most obvious and silly solution, i.e., expansion. He was by far the most stupid, i.e., the king without clothes. Like it or not, the rat city is not just an ordinary place but a nation. In a nationhood, the early rats would grow old and become the next silver tsunami, if not careful, these silver tsunami would get stuck in the rat city and demand health care. So the king rat just willed them away by allowing them to emigrate easily. This explained why it is so easy to leave the rat city through emigration. The king rat just simply not interested in keeping you, as you age. But, this is a double-edged sword. Only the more abled rats would migrate, bringing along with them, very educated rat kids. The rat city hollows out in no time. Corporate knowledge and expertise just drain away. The king rat thinking that these corporate knowledge and institutional skill were easily replaceable was once again proved wrong. Corporate knowledge takes time to build and takes more than a lifetime to perfect. Once lost, the rat city is hollowed out. Just like if all of kikkoman soya sauce makers were to resign totally, kikkoman would be fucked bad. Same thing for a rat city, you need older rats to guide the newer rats so that knowledge (an art) could be passed down by training of apprentices. There is simply no short-cut to corporate knowledge retention.

On the other hand too, the king rat just open the flood gate and allow new fresh rats to enter. The effect is simple: The rat population is now renewed and made young again. Now you have 2-3 young rats to support one old rat. As long as this ratio is maintained, the rat city would be OK. The additional demand for goods and services would be healthy and great for nation building. But, the king rat forgot one big factor - space. The rat city for all its wonders would run out of space. Why? The world is a clever place. Unless the immigrants are strong, healthy and superior, they would not be able to emigrate to another place, i.e., the export of rats cannot be higher than the production of silver tsunami, making the silver population growing at all the time. With growing silver population, it would imply an ever greater need to grow young, fresh and foreign trash. Sooner rather later, the space stressor of the rat city would turn up. The rats would stop behaving like rats and lose all procreation skills, the rat city would go the way of dinosaurs.

I may not sound alarmist, but, the effects are deadly. In fact, by careful comparison, you would already see this wheel of loss in motion. Get the fuck out as soon as it is still possible. The north korean king rat might become alarmist and shut all exits. Genocide is not a bedtime story.

p.xox - I have Cancer

Just 5 more days to Mid-Autumn Festival. I received this terrible news from a true friend. I think I had written about her in my blog before. I really can't recall though. She has come to white land for 30 years now, at tender age of 20 yo. She couldn't find a job and she was not as educated as she would like to be. Every week, she would make a phone call to her home. She would not speak to her parents. She just cried and cried till the phone went dead due to lack of credit. She found someone she loved and married. Together they put their backs on the work and managed to grow a retail business with branches. Now she drives a very expensive car and a huge house with huge land reserve. She is without doubt a success story among immigrants.

But recently, she discovered that a part of her body grew without pain. She went to examine the x-rays. She was diagnosed with a cancer. The world around her collapsed. She now wanted to sell off all her businesses and stop.

Her perspective in life changed literally overnight. She no longer sees the need to fight that money game. She told me that without health, everything else is a joke. She then asked me if she can follow me to the east to talk to my plants and animals. I smiled.

To state it categorically:   I am no expert in the topic of cancer.

I do have loved ones who are stuck in that fucken little island who contracted cancer. Immediately after their operations, their life styles changed. They are no longer willing to push that money envelope. But, unlike the gal here in white land, that fucken little island don't give my loved ones any choice. They remained extremely driven with no ends in sight. It is indeed a sad day for me.

To me, we do have a choice as to whether we will get cancer.
  • We need to drink and eat healthily. We should never drink shit water.
  • We should exercise regularly. Yoga alone is not enough. We need regular cardio.
  • We must never work for people. We must work only for ourselves. 
  • We should deal with elements of the earth and not people. People around us give us stress. We don't need these stresses. Hence, I work only for my plants and animals.
  • I don't lie to people around me, hence, I have no need to create more lies to cover my last. This reduces my stress greatly too.
  • I don't deal with chinamen. To reduce stress, I deal exclusively with the whites. Chinamen are too poor for me. They will cheat me the moment I said go.
  • I also don't deal with the darkies. I am not a racist. They told me I will be lucky to find a darkie who lies only 50% of the time. They are at least truthful in this declaration.
  • I eat health supplements. I eat natural stuff such as 人参、 鹿茸、燕窝、魚翅、花膠(肚)、灵芝、冬虫草、鲍鱼、海参、各种中药材.
  • I drink very strong double-boil soup every 3 days.

There is no need for any one of us to create unnecessary stressors in our bodies. It is indeed a choice.

I wish this true friend a speedy recovery. If she likes, I will bring her to see me after her operation. See if I can show her my pair of peacocks.

As for the other friend, if you are reading this, please help me to get a pair of baby white porcupines and a pair of baby pangolins. You know the drill. You owed me!

I have written about this for sometime now. But, it is apparent that the concept was not well-understood.

Let me just do it once and for all in a single essay.

To conduct a business, there are two categories - goods and services.

I shan't waste time on services. If you open a restaurant, that's service. If you open a law firm, that's service. If you drive a plane, that's service. If you open a clinic, that's service. If you open an accounting firm, that's service. If you open a retail store, that's service. If you open a mlm (multi-level marketing), that's service. If you open a tuition centre, that's service. If you open a hawker store, that's service. If you open a stock-broking house, that's service. If you open an insurance company, that's service (remember that CUNT who needs to deceitfully stop insurance payouts to make their director's bonuses). If you open a bank, that's service. Of course, if you are an employee, you are the mother-fucker of all services. Service business simply means it is person-specific; if you are not there on that day, your employees just have to close shop for that day. The good news about services is it is very simple to start, it is very simple to make money and it is very low on capital requirement. But, you will grind your stones (I meant balls) till the end of time.

For goods, not every good is good for you. Today, I would like to talk to you about the mistake of doing a technology business. Business is a very, very wide topic. To treat it so simply is also itself a mistake. But, please bear with me, I will do my best.

Not Good to do a Technology Business

Many times, I heard of people trying to do all kinds of technology business. They always like to bring their inventions to the table and talk until the heaven is now on earth to stay. I was once like that. Therefore, I am also only an after-event wise guy (事后孔明). So I am also a stupid ass in this arena.

In the past, I had started a technology business by recording stuff on DVDs way before any one had heard of DVDs in the market. It was a technologically advanced idea. I failed badly. I lost tons of money on people, equipment and time. People simply don't accept the idea. It was too ahead of its time. Of course, I had closed shop. Newcomers after me were extremely successful. However now, they too had closed shop.

Take another example:

Nokia started life in 1865 when a mining engineer established a groundwood pulp mill on the banks of the Tammerkoski rapids in Finland. Later through the years, Nokia made paper products, car and bicycle tires, footwear (including rubber boots), communications cables, televisions and other consumer electronics, personal computers, electricity generation machinery, robotics, capacitors, military communications and equipment (such as the SANLA M/90 device and the M61 gas mask for the Finnish Army), plastics, aluminum and chemicals. Eventually, Nokia decided to leave the consumer electronics behind in the 1990s and focused solely on the fastest growing segments in telecommunications. During the rest of the 1990s, Nokia divested itself of all of its non-telecommunications businesses.

After that, Nokia went ahead to become the largest telecoms equipment company on earth for a good 20 years; only to be fuckened by Apple and Samsung.

You can trace many other joke examples, such as Sony, Apple, IBM, Microsoft, Digital, Motorola and Yahoo. In time, you will also witness the demise of Apple and Samsung.

Technology is a product of the human mind. If 1,000 engineers work on a problem, it will produce great result. If 10,000 engineers were to work on the same problem, it will create super result. Hence, it got nothing to do with intelligence. It is a result of the number of engineers per technological product. Over time, some one from somewhere will come out with a killer technology idea to overwhelm everyone on earth. But, this is not going to last, another some one from another somewhere will come out with an even better killer technology to overwhelm the last. Just look at iPhone from Apple, it was overwhelmed within 10 years by a newcomer, Samsung. Such is the sadness of the day. Hence, you have to stop thinking technology business from now on. Anything that is remotely technical in nature, just stay clear of it. Because although your idea may be advanced at your time, it would be overwhelmed in time by others. You would then lose to your new competition and you will be fuckened to penniless again. If that is the eventual outcome, why start it in the first place.

Learn to measure your success at the temple (夫未戰而廟算勝). It is not about that one idea. It is not about that one dream. It is always about whether you have measured your success against philosophy.

It is also not money we are talking about here. But, the loss of your youth. It is pointless to work for decades on a technology idea and developed it for the benefit for mankind, so that mankind can fucken and leave you penniless after that, as if you only just started. Simply look at Japan, USA thanked Japan for producing all the wonderful technology products for the last 50 years without paying Japan back, after all USA only needs to print those colourful notes called currency and deliver it to Japan as "satisfaction of payment". In fact, that fucken little island has already delivered $300b in 2008. Now China is next in line. How wonderful ...

b.xox - The Banks are now Fucked

What I have written on the last essay above was about how a bank can fuck up ordinary guys like you and me. So don't go there. Just don't do business with the bank. They are fast becoming the modern-day loan-sharks. They will employ "legal" means to fuck you up good. Even at the end of the day, you are declared a bankrupt and don't need to pay anything back. But, you are also at the same time, penniless. What they have taken from you are years if not decades of your good working life. Now that you are old and fuckened, nothing more can happen and nothing will help you.

Fractional Banking (this link will let you read in detail the idea behind fractional lending by the banks)

The bank works on fractional lending. The government-of-the-day gives the bank a license to operate. The bank then goes ahead to collect deposits. If the deposit is $100, then the bank is entitled BY LAW (of course in collusion with the government-of-the-day) to lend out a total of $1,000 (i.e., ten times that of deposit). The bank pays the depositor a very tiny interest payment such as 0.25%, i.e., $0.25. Indeed fucking low percentage, can't even pay for inflation.

But, the percentage that the borrowers of the bank loan is likely to be 4-8% p.a. for secured assets or 30% p.a. for unsecured assets.

For a secured loan of $1,000, such as against a property purchase, the borrower will need to pay an interest of $40-$80 (4%x$1000=$40, 8%x$1000=$80) while his principal is still outstanding. Over a short one-year period, the bank has made 40%-80% that of the entire deposit of $100. What a wonderful return. If the loan is unsecured, the return could reach $300 per thousand deposited or 3 times than of the entire deposit.

The bank literally created money from nothing to a lot of money. That's why the bank can afford the best-looking building in the heart of town. Just look at Rome, the magnificent buildings were all built from money made from usury.

Shouldn't we all rush to apply for a bank license. The answer is NO NO NO. Those who live by the sword will die by the sword. There will come a time where everything falls flat. These loans are good only during good times. In bad times, the loans are not going to be repaid. The entire system based on fractional lending self-implode into nothingness. Banks that are hundreds of years old will close its doors. What does that brings us? Simple. It means that this business of lending is not to last. The bank owners have to be on their toes all the time. One wrong move, the fucken Tatlie Bank was gone. Another wrong move, the fucken OUI Bank was gone. One more wrong move, the fucken Keppy Bank was gone. LOL ... They are so stupid. They don't realise that there is never a free lunch on earth. Everything has to be earned from blood and sweat. Don't understand that, good luck to you and your future generations. They will be cold and deadly poor. Eating everyday from hands-to-mouths.

So therefore never apply yourself as a bank. You will not be a banker, i.e., you will not lend people money and collect interest from them. They will fail you. Avoid all things that revolve around usury. AND from the last essay, never also to borrow from people. You will also fail to repay. You will lose their trust and friendship. This form of business is doomed to fail. You will waste decades of hard work. So do things that will last you at least a thousand years, not just 50 years, like the rule of that fucken old guy.

That fucken old guy don't understand that a nation is built using bare hands. It is honest. It is pure. It is brutal. Try to be funny and sponge off other people's effort. One day, you will get your comeuppance. Just look at the amount of money lost to the whites by buying their very "cheap" stocks and shares.

Shares of Citigroup, once the nation's most powerful bank, hit an all time low of 84 cents. The stock reached an all-time high of $57 a share on Dec. 18, 2006.

And that fucken old guy thought it was dirt cheap at US$26.50 per share.

What goes around comes around. The cruel joke is that that fucken little island couldn't even keep what's theirs. All the monies made so far from hard work and sweat by selling their souls to the MNCs of the west are now returned to the west. It is a lost 5 decades.

With bad loans and competition rising, China’s largest banks face tougher times ahead. ChinaScope Financial, a research firm partly owned by Moody’s, a ratings agency, has analysed how declining net interest margins will affect China’s banks. It estimates that the sector will need an injection of $50 billion-100 billion over the next two years just to keep its capital ratios at today’s level. The managements of the Big Four realise this, and have won approval from their boards to raise over $40 billion in fresh capital over the next two years. But Andrew Sheng of the Fung Global Institute, a think-tank, reckons the sector will need to raise even more later: up to $300 billion over the next five years.

Jokes aside. Never assume that your enemy is stupid. They are not. Even if they sound and look stupid to you. Think harder. They are never what they seemed. People whom you cared will fail you the greatest number of times. But, why build your happiness upon others' approvals? Approve your own soul that indeed you have chosen right.

Not a day goes by that I can walk through my neighbouring flats without seeing loan shark vandalism the usual O$P$ notices. After clampdown, arrests and vigilance, the problem goes away for a while then comes back but never disappears. Once in a while will hear of people committing suicide due to loan shark harassment. Why is this problem always there? It is a highly lucrative business and there is always demand from desperate people. 

So what is the problem with loan sharking - after all it is willing buyer-willing seller arrangement? They charge high interest, lend to people have a high chance of default, then use strong arm tactics to recover their money + interest....the end result is misery and pain for many Sucktard families. 

The other day I was shopping in Suckchard and one young man step up to me. He told me I can get "$80 free" if I sign up for a credit card. I explain to him I'm jobless, he immediately lost interest in me. But the question lingers how come the credit card company can "give" so much money and still make money. 

Over the weekend I met with my friend who just quit his job in consumer banking department of a major bank 2 months ago. He had been there for 8 years and was doing applications evaluation. Because of long hours, he was burn out and quitting to take a break but he said his next job won't be banking anymore "he had enough". Since both of us were very free we chatted for hours...and he told me many interesting things about consumer banking that I was not aware of.

I just start with this statistics from Suckmas on rollover credit card debt:

These are the unpaid credit card bills that rollover to the next month. These are charged at 2% a month and at the present size the banks make $1.2B on interest. This is only half the story. The banks also lend an enormous amount of money that is non-housing and non-car loans classified as others. The goal of the banks are to recruit as many Sucktards to borrow unsecured and credit card debts because this is where they can earn the highest amounts. So my friend told me banks aim to: 

1. Enroll as many people into spending on credit cards and borrow unsecured debts by initially offering goodies like low interest rates to entice them. 

2. Once people are trapped like rats and boxed in. Some of them will fall into hardship like pay cuts or retrenchment. ..never fully able to pay down their debts. 

3. Once these people are trapped they become the banks best customers because they are in permanent debt and banks can keep extracting interest earnings from them month after month like a slave

4. The banks are trying to enlarge this group of slave debtors so that they have recurring income and revenue from this group of Sucktards - the banks can sit and collect billions in easy money. 

5. When the person is complete run dry, the bank still does not lose money because they can get it from his estate i.e. sale of peon holes. 

6. The bankruptcy laws in Sucktardland favors the bank and shape their predatory behavior and Sucktards are being entrapped because they cannot exit until they are bled dry. 

Watch the banks grow this kind of debt aggressively. You see them at every shopping center pushing, every exhibition, pushing and pushing basically many people are blind and blur to the grand strategy of these banks. Suckmas is perhaps the most useless regulator around and really let the banks exploit the people as much as they can. And the Sucktardland bankruptcy laws are helping to entrap vulnerable Sucktards. Worse still the govt now gives the banks the means to find out how and who they can entrap through the suckcredit suckbureau. Since it was formed, the banks has been able to target and increase its predatory lending and behavior because it has more information it can use.

A young blood relation once asked me if he should get a credit card since he is so strong in his employment and cash generation. I told him to get a debit card instead. He asked again that a debit card don't improve his credit history and he might not be able to buy a house or a nice car with a debit card history. I told him to be patient. If you can't afford them immediately, then you have to save up for them. He then suggested that he might not be able to save fast enough as the property and car prices go up all the time. I replied what goes up must come down. He inquired that as a debit card, he can't use it for hotel bookings. I said then go to a hotel that takes his debit card. He then questioned if I have a credit card? I said I have. Then? I never use it. I only use my debit card. When the bank asked me to charge my credit card on annual fees, I told them to cut it up. The bank just kept quiet. My personal history is good enough to buy anything, but I don't. I only buy small things in cash. I buy many small things in cash. Most of these small things I bought improved in value over rather short time. But, once bought, they were seldom or never sold. My only problem is only the tax authority. I have to be clean with them. He has since been using only cash to transact. He grew to be very strong and attractive to gals.

Making money is hard enough. Hence, never let a leecher such as a bank to leech you dry.

I might have sounded like one of the old worn records repeating and repeating. I can't over-emphasize more. My father is the one I learned this valuable lesson from. Thus, you must never fall into this trap, otherwise, this trap will set you back by 20 years at the very least.

If you can't get cheap stuff locally, then go overseas or other regions to get them. Have a better bang for your cash. Marry a gal that can give you that big bang and access to that market. Sigh ... deep down, I am still a doubtlessly cunning bastard ... Stay off that fucken little island. Don't touch it.

Today, I felt a little generous. So maybe I will share a little of the above-captioned dictator's mind. The above-captioned dictator has a very vengeful feeling towards all his "friends" and fools around him. He assumed bad about the quality of these surrounding people, none of them was able to reflect his power of analysis. In short, he found these people intellectually indisposed. He has no choice but to find solace in some one whom he could at least trust. He therefore trusted the one that gave him his new-found power structure. I can go on and on to detail his mind-set, but, I have no love for this man to be so detailed.

Anyway ... I have lost interest in writing further. It is too boring for me ... His failure in Wadiya does not deserve my sympathy. Sorry.

b.xox - Considering Oil Palm Farming

Today, 4.49 million hectares of land in Malaysia is under oil palm cultivation; producing 17.73 million tonnes of palm oil and 2.13 million tonnes of palm kernel oil. Malaysia is one the largest producers and exporters of palm oil in the world, accounting for 11% of the world’s oils & fats production and 27% of export trade of oils & fats. The industry provides employment to more than half a million people and livelihood to an estimated one million people. (Source:  The Oil Palm Tree from mpoc.org.my)

Oil Palm price per metric tonne is RM2,215. (Source: Daily Palm Oil Prices from mpoc.org.my)
The density is 143 trees per hectare or 58 trees per acre. (Source:    Oil Palm General Information from fao.org)

Cost per acre of land:   RM30k - 60k per acre. (Source:   Land Prices from oilpalmproducts.com)

Based on the above fact sheet, assuming that 20m tonnes oil palm is produced in 4.5 mha in Malaysia. That gives 4.44 tonnes per ha (20m/4.5m) or 1.8 tonnes per acre (4.44/2.47). Based on the daily palm oil price of RM2,215, that gives RM3,985 per acre (1.8x2215) or USD1,226 per acre (3985/3.25).

Based on the land price of RM30k-60k in Malaysia, the yield is 13% - 6.6% (3985/30kx100% - 3985/60kx100%). Not so bad for a farm operation, if you have no family to feed and no luxury to spend.Your nose to the grindstone will need 20 years flat out.

But, if the land is purchased based on bank loan, then the farm owner will shit bricks. Based on the loan percentage of 5-7% and maybe 50% down-payment, the cost of borrowing would be 2.5% - 3.5% (5%x50%, 7%x50%), the net percentage yield is reduced to 11.5% - 3.1% (taking the maximum and minimum, 13%-2.5%, 6.6%-3.1%). This is not even considering the running need to employ workers, place fertilizers, do repairs, buy machinery, maintain gals, buy food and go on holidays. Your chance of survival is greatly reduced. You need 40 years flat out. You gamble too much.

So always buy the land free of bank loans. Otherwise, you will shit bricks. Trust me.

Based on these numbers, you would realize the negativity of straight-jacket farming. So how to dance the mating dance of business where you are always 5,000 years too late?

Hint:   If you must be a farmer,
(1)   Don't be a commoner farmer.
(2)   Find your passion, it can't be just oil palm like every one else.
(3)   Find a farming job that is not so tough going.
(4)   Read the internet and think like hell. Going through Google, don't count.
(5)   What if your farm dies?
(6)   Build a temple where you can hide and meditate.
(7)   You must find time.

b.Capital - Investment Style

A friend once asked me that not every one is interested in land, some might prefer the more modest property investment. But, she saw problem in property investing. For each property, marked at say, $100, the place could usually be fairly rented at say, $5 per year (or 5%) or $0.42 per month ($5/12). With this gross rental, it will take approximately 20 years ($5 x 20 = $100) to recover the investment. This is a very long time. But, compared to bank deposit rate (at 1-2%). This is still superior. And compared to stocks & shares (15% returns), it is slightly inferior. But, stocks & shares have higher risk. The good news is property investment does bring about capital appreciation which she felt that is a good compensation. So in order to bridge this low returns, one usually tries to gear the investment by borrowing from the bank. Say, based on 10% down-payment and if there is a capital appreciation of 5% that year, one would have gained 50% investment return! Wrong! Wrong! Wrong! Many people has forgotten that borrowing incurs cost. That interest cost could be as high as 6-8%. Based on the borrowing of 90%, the net interest cost could be anything from 5.4%-7.2% (90%x6%, 90%x8%) which is way above that of the 5% appreciation. There is therefore a net loss of 0.4%-2.2%, even with 5% capital appreciation. What if there is no capital appreciation for some years?  The longer one borrows, the more negativity one gets. so how?

I smiled. Once you borrow from the bank, you would be doomed. I have been there, done that. There was no happiness. There is no quarrel. See the car that the banker drives and the car that the borrower drives would tell you its true story. If all are earning normal profits, there should be no difference in being a banker or a borrower, all are earning fair value, the fact is the banker drives a much better car implies that there is trickery up the banker's sleeve. So it is a zero-sum game, the winner is the banker and the loser, the borrower. So don't borrow, regardless. You will see the wisdom many years down the road.

But faced with the grim prospect of buying a property cash and renting it out to try to recover its capital is real long and painful, there must be a better legal way.

If you must invest in boring property such as houses and buildings, then you must exercise cunning. Most residential properties have terrible tenant records, i.e., the tenant will not pay on time, the tenant is very well-protected by the authorities, the owner can't evict the tenant without an eviction order, which can take up to 3 months to get. There are hearings and complaints from the tenant to slow the eviction process down. By the time the property is vacated, i.e., rental-free for 6 months, you may find cement powder poured down the sewerage before they leave. The repair bill (or rebuilding cost) is going to be extremely high.

You have no choice and must therefore employ cunning, if you must buy a residential property, find out if you could rent it out to businesses like the old-folks homes, child-care centres, corner grocery stores, churches, display houses and etc. The key is you will receive a much higher return for your property and hence, it is now worth its while to purchase. Having a business residing in the residential property provides stability in rental income and general state of repair. These businesses hope to gain in the long haul and so is less likely to play tricks. For other property types, you will have to think further.

There is however one more joke. The capital appreciation is not real. Why? Well, if you were to sell the property, can you buy back the same property with less cash. The answer is a big fat NO. So what have you gained? Nothing. The so-called capital is nothing more than the state's printing press having gone on overdrive to print more coloured papers in exchange for your real estate. Paper money is not real estate, it is just a medium of exchange for goods and services. It has no intrinsic value. By the time you wish to sell, your plate of chicken rice would have been $50 per pop.

So even with boring residential property investment, you have to employ cunning to win the race. Anyway, I rather prefer not to. Learn to put the land on duty, that's what my partner-in-crime used to say.
